The housing market continues to show signs of paralysis in which is from when the housing bubble burst. The signing of mortgages fell 31.3% in April from the same month the previous year to 21,498 operations, the lowest number since 2003, according to data released Thursday by the National Statistics Institute (INE). And for the first time in the last nine years, the average amount of claims fell below 100,000 euros.
Regarding the number of mortgages, it is the more moderate year drop since February last year when it had decreased by 20.6%, which suggests that it is close to the ground after two consecutive years on the downside.
The slump in sales has been falling while the value of transactions. The average amount paid for the purchase of an apartment stood at EUR 99,662 mortgage in April, 7.1% less than the same month last year. This is the lowest since July 2003.
A total of 15,366 mortgages for home changed their conditions, 17%, nearly all changes in interest rates (mainly it is citizens who have moved from a fixed to a variable to take advantage of low rates recent interest). The Euribor, which is at least two years, remains the preferred reference rate.
The number of canceled mortgages totaled 21,911 in April, representing a reduction of 20.2% over the corresponding month of 2011.
Almost two thirds of the loans are granted by the banks. The average interest rate was 4.38%, representing an increase of 8.4% annual rate and 0.2% from March.
