The home sales fell 21.5% in the first quarter compared with the same period of 2012, reaching 54,512 units, according to statistics notary transactions that facilitates the Ministry of Development. The data confirms the expected slowdown in transactions after the end of the tax incentive to purchase. However, the most remarkable is that 15% of the operations were performed by foreign residents in Spain, which is to achieve the highest percentage of the entire series.
Specifically, the group of foreigners made 8,457 transactions between the months of January and March, up 5%, which also marks the seventh consecutive quarter of growth. By nationality, the more assets have been British, Russian and Norwegian, especially in the coastal areas of the Valencian Community.
The statistic has not been influenced by the Government's decision to grant a residence permit to foreigners who purchase a residence. The reason is that this measure is still under consideration and the last Executive approval, but has not yet confirmed whether it will establish a minimum amount eligible.
In the whole of the last twelve months (April 2012-March 2013) were bought and sold a total of 348,715 homes, resulting in a slight increase of 1.3% compared to the previous period due to inertia achieved in the last months of 2012.
More owned homes
By type of property, the sale of second-hand point topped 82.7% of transactions, with 45,098 homes bought or sold, so that new residential operations accounted for 17.3% (9,414 units). For his part, sheltered housing accounted for 5.5% of total floors that transaccionaron in the first quarter with 2,974 units.
For communities, the sale of flats falls in all of them, with the exception of Murcia, which increased sales by 10.3%. The largest declines in the first three months of the year were located in Navarra, with a drop in transactions of 49.5%, Castilla y Leon (-40.9%), Basque Country (-40.4%) and Asturias ( -38.3%).
For municipalities, which recorded a higher number of sales are Madrid, with 3,350 flats transaccionados, Barcelona (1,635 homes), Sevilla (1,219 units), Valencia (827 floors) and Zaragoza (819 homes).
