The Census of Population and Housing 2011 compiled by the National Statistics Institute (INE) has finally face and eyes to the reality of the Spanish housing stock after having gone through one of the biggest bubbles in its history. Many of his figures are logical or at least explain other phenomena, such as the population explosion that has occurred in parallel. But also sheds numbers continue to surprise and, above all, explaining what is the status of national and household economy of millions of households. The census results show two undeniable realities. The first is a population increase of 14.6% over the figure for 2001 and the second a growth of 27.5% (almost double) the number of households in the last ten years. Undoubtedly, it is much more important advances that occurred in 2001.
This explains that compared to an increase of 20.3% in the total number of homes that are now in Spain (in 2001 there were 20.9 million), primary residences have been shot seven points, 27.5%, to reach 18.08 million units. In other words, most of the increase in the number of Spanish Park homes concentrated in houses acquired for use as a permanent residence or.
Where is the anomaly? Now also partly in the town. Given that in 2001 and, according to the INE always, there were already 3.1 million vacant houses, how it is possible that both population growth have not been able to absorb these real estate assets into disuse? The logic from the economic point of view is that rather than increase the volume of new houses, they would have occupied if not all, part of which at that time were unoccupied, but the figures show ten years later that it was not. Probably many of these empty homes are located right in the areas where the population has grown less at this time (as is the fact that some provinces of Galicia are the ones leading this classification), but the fact is that INE showed yesterday that 21.4% of vacant homes, or what is the same one in five, are located in buildings constructed in the last ten years. Many of them are part of the housing stock so often cited in the hands of developers and banks that are not sold or rented. How this situation has cost the Spanish economy? Too, is calculated as calculate. If one looks at the last data of the square meter price published by the Ministry of Development, of 1,531 euros, multiply by 100 meters surface having a house type and that number is again multiplied by the number of empty properties, the resulting figure is chill. So with these calculations is that the Spanish have spent an average of 527 179 000 euros in property assets that remain idle. Almost half a billion euros or 45% of GDP, which gives a better idea, if possible, of the magnitude of the problem. If instead of having as reference a house of 100 meters, is reduced to 90 or 80 or instead of the price of the house, is calculated with the average mortgage, the amount decreases, but not below 420,000 million , which is still crazy.
And that the number of vacant homes could have been even greater. Because if it were not for the splitting of households, as a result of the increase in divorce and single parents, many more houses built today remain uninhabited. That huge amount of resources now weighs like a stone insurmountable on the Spanish economy as assets on the balance sheets of the banks and in the pocket of many families and businesses are limited in their spending and investment because the first thing is to meet the payment of its debt. Hence all the experts consulted draw attention to the urgent need to value those assets, learn the lesson of what happened and do unspeakable because it is not repeated.
