In central Madrid the price of new homes has fallen by 8.6 % per year, two percentage points higher than it fell last year , bringing the average price per square meter built stands at 2,726 euros , a figure similar to the the second half of 2003. Something which is , from highs , a drop of 41% in real terms.
The price decline in Madrid was higher than the national average (-7.8 %). During 2013, the Madrid district experienced a greater decline in the price of new housing was Ciudad Lineal (-16.3 % ), followed by Villaverde (-15.1 %) Villa de Vallecas (-12.2 %) and center (-9.5 %). In the second half of 2013 , less pronounced falls were in Tetouan prices (-1.2 %) and Arganzuela ( -1.8 %).
According to the report Evaluation Society (ST ), the Barrio de Salamanca ( € 4,542 / m2 ) remains the district with the most expensive square meter, followed by Chamberí ( € 4,217 / m2) and Centre ( € 3,650 / m2) . On the opposite side repeat Villaverde ( € 1,760 / m2 ) and Villa de Vallecas ( € 2,087 / m2), as the cheapest districts of the capital.
As the metropolitan area , the price of the average new home in the main municipalities of the metropolitan area stood at € 1,913 / m2 built , with a price reduction of 7.7%. The highest declines among populations over 50,000 were registered in Leganés and Getafe , both with a fall of 10.8 % and Parla , a decrease of 10.2 %. Conversely , where less has shrunk the price of new housing in the past year was in Alcobendas (-1.2 %) , Las Rozas ( 3.8%) and Alcorcon (-4.3 %).
The community led the price decrease was Aragón (-11.6 % ), followed by Extremadura (-10.2 % ), while Asturias with a fall of 2.5% and Galicia with a decrease of 3.9 % are those in which less decreased.
Evolution of the price by region.
According to ST , the real estate housing market has reduced its level of activity by financing difficulties and the decreasing price trend remains . During the latter part of the year it seems the forecast made at the end of 2012 , that the reduction in prices could encourage entry into the Spanish market foreign investment groups , capable of absorbing large volumes of houses confirmed.
The growing trend in the housing supply with age between 1 and 5 years remaining of first occupation of previous semesters , seems to have slowed and displacement largely from the sale of real estate professionals to promote real estate departments is found credit institutions and not individual professionals and continues to increase as the initial homes selling arrangement is modified by the offer of rent with option to buy.
As forecast , the supply of new housing will remain important, despite the significant reduction in the volume of housing starts . Apart from the aforementioned funds, it is anticipated that demand keeps - with some exceptions point - the position of weakness that characterized in recent times , and to continue , at least for some time , the trend of lowering prices until the excess existing supply is absorbed.
