The price of housing in Spain closed the year 2012 at 1531 euros per square meter, a fall of 10%, according to a study released today by the Ministry of Development. These figures return the industry to the levels recorded in the second quarter of 2004. From the peak of the bubble, the 2101 euros per square meter in the first quarter of 2008, the national average price has fallen by 27.1%. What's more, the trend is not abating, quite the contrary. The rating agency Standrard & Poor's forecasts that in 2013 will fall by 7.8% and the Spanish housing market will take four years to reach equilibrium.
There are other factors that contribute to further cool the frozen state of the sector. Upon the expiration of the tax credit for home purchases have to add the entry into force, on 1 January, the rise in VAT on purchase of new housing from 4 to 10%. Various studies put the number of housing stock between 700,000 and one million. While not reduced their numbers, housing depreciation not hit bottom.
However, the joys and sorrows go through neighborhoods, both housing prices and the falling value interprovincial show a big difference. Guipuzcoa, with 2721 euros per square meter and a fall of just 0.5%, has little to do with Cuenca, 823 euros per square meter and a 20% yoy decline.
Among the most expensive provinces are Bizkaia with 2503 euros (-2.3%), Álava 2186 (-4.9%), Barcelona 2034 (-10.7%) and Madrid 1980 (-12.4%), within of the most populated provinces highlights the fall in Valencia, 1100 (-15%).
The provinces with free housing cheaper siguendo Cuenca are Badajoz with 869 euros (-8.9%), Jaén 882 (-13.5%), Lugo 874 (-16.6%), Ciudad Real 919 (- 9.9%), Caceres 940 (-9.2%) and Leon 972 (-12.7%).
