New signs that the housing market has not bottomed. The mortgage lending continues to shrink and takes 26 months to fall. The Spanish also ask less and less money in June and charged with higher interest rates than a year ago. The number of home loans in June stood at 24,321 in June, 25.2% below the same month in 2011, according to figures released Monday by the National Statistics Institute (INE).
Taking into account the evolution semester, mortgages on homes fell by 37.5% over the first half of last year. In June the average loan to buy a house or an apartment was 107,507 euros, 2.6% less than a year earlier and far more than the 152,400 euros that were asked about housing August 2007, when it reached maximum.
The average loan in 2007 was over 150,000 euros
Amounts, however, vary considerably for communities. The loans Madrid recorded higher, with an average of 167,434 euros. We followed the Basque country, with an average of 128,319 euros. The lowest were Murcia, with an average of 72,249 Euros. Regarding the interest rate that month was on average 4.32%, up from 4.12% a year earlier. And 94.3% of the mortgages using a variable rate, compared to 5.7% fixed rate.
In total borrowed capital for housing in Spain was 2,614 million euros, up 27.2% from a year earlier. The mortgages on urban properties (no housing) totaled 4.672 million, 20.8% less.
The 24,321 housing mortgages granted to assume the nth June drop since the housing bubble burst. And while the collapse of 25.2% from a year ago is not the largest in history (May figure showed a fall even deeper, 30.5%), it is the lowest recorded in month of June, according to INE records, beginning in 2003. And is the third worst figure in the series, only surpassed by October 2011 (with 22,193 mortgages) and April this year (when constituted 21,498).
