The free electronic register of energy efficiency certificate which should count all the people who want to sell or rent a property from yesterday is enabled today on the website of the Community of Madrid.
Buildings, homes, premises or offices that want to sell or rent in Spain need to have an energy efficiency label that determines which category has the property in question, depending on the energy consumption required to have normal operating conditions and occupation.
The aim is that the buyer or lessee as the owner aware of the energy characteristics of the property and have an idea of the needs of air conditioning and costs.
The certificate, in addition to the energy rating of the property, provides information such as the improvements that can be introduced into the building in insulation and facilities as well as the repayment of these possible actions according to the energy savings that can be achieved.
The obligation of the energy certification extends to new buildings, buildings or parts of buildings which are sold or leased to a new tenant-provided they do not have a current certificate-, and buildings or parts of buildings in the that a public authority occupies a total useful floor area greater than 250 square feet and are frequently visited by the public.
