The housing prices continued to fall during the first three months of 2013, although the decline was not as pronounced as in previous quarters despite the end widespread tax relief for the purchase and super-reduced VAT. According to statistics published Tuesday that the Ministry of Development, the average square meter cost of 1,519 euros at the end of March, down 7.9% in the first quarter of 2012 and 0.8% lower than cost in December. The rate of decline in the last three months of 2012 was up 9.8% yoy and 2.2% qoq.
According to the time series of these statistics, the average price per square meter, which is at its lowest level since 2004, has dropped 27.7% from the peak levels in the first quarter of 2008, in the "boom" real estate. With these data, the average price of private housing is still far from the maximum which reached in the first three months of 2008, when it stood at 2101.4 euros per square meter.
With respect to the previous quarter, the average price of private housing were scored in the first three months of 2013 fell by 0.8%. By type of property, the price of private housing new (two years old) stood at 1586.1 euros, 5.1% less than a year earlier, while the used (more than two years of old), was 1503.3 euros per square meter, 8.2% less. The average price of housing in Spain amounted to 1,126.4 euros per square meter, down 0.3% from a year earlier.
For communities, the largest declines were recorded year on year in the Canary Islands (13.6%), Catalonia (10.4%), Castilla La Mancha (10.3%), Madrid (10.2%), Valencia (9 , 9%) and Aragon (9.6%). The smallest decreases occurred in Navarra (2.1%), Ceuta and Melilla (3%) and Asturias (3.3%). On the opposite side stood La Rioja, an increase of 1% and the Basque Country, where the price of private housing remained unchanged.
